Jack Sturm, the Owner and Managing Broker of Noble House Realty & Property Management, has over 30 years of experience working with investors and managing their properties. 

 

We manage properties in the following counties: Marion County, Hamilton County, Boone County, Hendricks County, Morgan County, Johnson County, Shelby County, Brown County, Hancock County and Madison County.

The Services that we offer:

 

Marketing: We will provide you with an expert CMA (Comparative Market Analysis) for each property we manage. 

                    This will maximize your return on your investment without over pricing the home. Over pricing the 

                     home will lead to lost income and missing out on potentially excellent tenants that would have  

                     rented it if priced correctly.

 

Tenant Screening: We handle taking the applications and screening them through a national network used by

                     hundreds of landlords and management companies. Some of the things that are screened are:

                     credit history, criminal history, as well as a Sex Offender search and rental history.

                     NOTE: Convicted Sex Offenders and Drug Dealers are subject to proximity restrictions from schools 

                                  and other areas frequented by children. Therefore, we cannot rent the property to them if it is 

                                  with-in the distance specified by the law.

 

Rent Collection: We handle the rent collection. We send invoices to the tenant 7-10 days before the rent is due.

                      (All rent is due on the 1st of the month). They then have the option of paying on line, mailing the rent

                      in, bringing to our office, or for a fee we will pick up the rent if needed.

 

Financial Reporting: After the rent has been collected, at the end of the month we will deduct any expenses

                       such as repairs, HOA dues / fees, utilities if they are included, and the Property Management Fee.

                       Then with-in the first week of the next month, we will deposit your proceeds into your bank account.

                        Followed by a monthly financial report of the income and expenses of the previous month. Then 

                        at the end of the year, you will again receive the monthly reports with a 12-month recap.

 

Eviction Process: No one likes to go to court! Evictions are unfortunate, but this is a process that you will no 

                       longer have to worry about. Along with our attorney, we will represent your interests in court to 

                       ensure you receive the monies owed for back rent and any damages. We will also move forward 

                       with due diligence to ensure we secure a new tenant as soon as possible.

 

Renovations & Repairs: You will no longer be bothered by tenants in the middle of the night for minor repairs.

                        and you will only get a call from us for any repairs costing $250.00 or more. If you need us to 

                        handle renovations, we have a network of vendors available to get the job done and we will manage

                        overseeing the process to ensure it is done in a timely manner.
